Handling and Managing You Own Viewings

After advertising your home through The House Sale, you will be contacted by potential buyers who will want to have a look at your property. You will be required to show them around in person. First impressions count, so it is important you leave a lasting impression on the viewer. This is one of the most significant parts of a potential sale.

Points to remember before the viewing:

  • Make sure you have a print out of your property to give to the viewer.
  • Know how much your council tax, water, gas and electric bills are, including maintenance if you live in a flat.
  • Keep all your doors shut. This way you can present each room to them.
  • Keep your home light by opening blinds and curtains.
  • Remove any clutter.
  • Keep pets out the way in case the viewer is uncomfortable around animals.
  • Keep a piece of paper handy for any notes during the viewing.

Points to remember during the viewing:

  • Lead the buyers through the property so that you can enter the room first to point out positive points to them.
  • With small rooms, allow the viewer to enter the room on their own while you stand outside pointing out all the positive points.
  • Gather some information from the viewer as they are going round, e.g. are they in a chain? Do they have a mortgage? This will give you an idea about the buyer and will help you decide who to sell to if you have several offers.

After the viewing

If you have not heard from the potential buyer after 2 days, it is worth getting in touch with them to see if they are still interested. If they are not, try and get some feedback as this will help you with your next viewing.
